Contract Holder Scale of Fees

Payment permitted under the Renting Homes (Fees etc.) (Wales) Act 2019 by Tenants or Contract Holders under a Tenancy or Occupational Contract.

Rent Payable monthly in advance (unless otherwise agreed)

Fee for Late Rent If rent payments are overdue by more than 14 days will be subject to interest at the rate of 3% (maximum 3%) above the Bank of England Rate calculated from the due date to the payment date. (Regularly reviewed)

Bank Charges Costs we incur if any payment method is withdrawn by your bank will be charged by evidence of invoice or receipt.

Deposit Payable before the start of the Contract and held under a Government approved Scheme. An initial Inventory will be taken and this will be relied upon to determine the amount of deposit returned. If at the end of the contract the deposit is not enough to cover any extra expenditure for damages caused, evidence via invoice or receipt will be issued.

Loss of Keys or other devices If you lose your keys or other security devices needed to access the property, you are liable to pay as evidenced by invoice or receipt for the replacement of the locks or devices.

Damages The tenant will be liable for any losses, as evidenced by invoice or receipt, from damage to the Property caused by the Activity, or failure to act, by the Contract Holder or their guests.

Breach of Obligations Contract holders will be liable for the service of any Notice regarding your breach of obligations under the agreement to include those seeking possession of the property evidenced by invoice or receipt.

Ending The contract At the end of the contract, you will be invited to a check-out inspection at a mutually agreed time to assess the property’s condition compared to the Original Inventory and Schedule of Condition. If you do not keep to this appointment, then you agree to pay us or our agent any costs incurred in arranging a second check-out inspection as evidenced by invoice or receipt. If you do not keep the second appointment, any assessment of the property’s condition by us or our agent will be final and binding.

Further copies of the Written Statement A fee of £24 (inclusive of Vat) will be charged for any further written statements requested.
